Move-in day
The move-in day is usually the first weekday of the month, thus excluding weekends and holidays. New tenants receive their keys on the move-in day starting from noon. According to the law, the previous tenant must provide at least half of the apartment for the use of the new tenant. As a general rule, tenants are to move out already on the day their lease expires (that is, on the last day on the month).
Notice of removal
Don’t forget to submit your notice of removal! You can do this online at www.posti.fi/muuttoilmoitus/ or www.vaestorekisterikeskus.fi. It is recommended to give your notice of removal at least one week before moving out.
Also make sure that your name is on the apartment front door. You will get a name tag when you sign your rental agreement at the tenants’ office. If you wish, you can also get stickers for “no advertisements please” and “pets in apartment”.
Tenants’ pages, electronic services, and rental invoices
The TYS tenants’ pages provide many housing-related services. Our electronic services enable you to, among other things, apply for an internal transfer, submit a notice of defect, locate your invoice and payment information, take care of reservations for sauna and laundry, parking spaces and storage, forms, messages, notice of termination and a lot more. For more information, see here.
Tenants receive their rental invoices via email for the whole year as their agreement starts, and as an option you may select e-invoicing using your online banking services. You can always find all your invoices via your own tenant pages. For rental invoices, the due date is always the sixth day of each month, and the reference number stays the same throughout the year.
Note! Please keep your email address up to date on the tenant pages so that all the important information can always reach you. Also ensure that none of the TYS email messages are directed to your spam folder.
Keys and on-duty number
New tenants can get their keys from the housing office on the first weekday of the month, starting from noon. The key can also be picked up later during opening hours of the housing office. As you arrive to pick up your keys, have your ID with you and make sure that the deposit is paid. Read more about keys here.
In case the tenant moving out would like to give the keys directly to the new tenant, for example over the weekend, we recommend finding out from the tenants’ office who the person moving in is. Both the tenant moving out and moving in must personally sign for the keys using our electronic services. For more information, see here.
If you have signed your lease in advance or electronically and have agreed this matter in advance with TYS, you can also pick up the keys outside the office’s opening hours. For more information about this, see here.
Outside office hours the responsible party for unlocking doors and urgent maintenance is ISS: tel. 020 515 9268. If your door needs unlocking, ISS will charge you for this as per their price list. The tenant must also be able to provide identification to get this service.
Apartment inspection when moving in and notices of defects
When moving in, tenants are required to inspect the apartment by filling in the apartment form on their tenant pages. This inspection is required for your own legal protection, as this – combined with the inspection performed by the Lessor as the previous tenant moves out – ensures that the new tenant will not be later held liable for possible damages and defects that were already present in the apartment when moving in. Read more about filling in the apartment form here.
Note! The apartment form does not replace a notice of defect, which means that all issues that require repairing must also be reported using a notice of defect. Read more about notice of defect.
In case the level of cleaning in the apartment is inadequate, you must report this to service desk, during office opening hours and primarily over the telephone (at number 02 275 0200) so that we can place an order for a cleaning inspection and for the cleaning itself (all cleaning work and inspections are done during office hours on weekdays). Please note that unfortunately TYS is unable to provide any compensation for cleaning you have done yourself.
If you notice any defects outside the office hours, please call the ISS on-call duty number: 020 515 9268. Cleaning can only be ordered as on-call work if the apartment is in such condition that moving in is impossible. Any unnecessarily ordered cleaning work is always charged from the customer.
Home insurance and fire alarm
Please remember to get home insurance from an insurance company of your choosing.
The Rescue Act requires that all apartments must be equipped with a fire alarm. The tenant has the responsibility of getting this alarm. Read more about home insurance and fire safety here.
Network connections
All TYS apartments provide free network connections for tenants. Kyläverkko -connection is ready to use, all you need is a cable (some locations offer wireless networking too). The network is maintained by the IT administration of Turku University, so please contact them directly in case of problems. Read more here.
Parking places and storages
The housing locations’ parking lots (excl. Aamurusko, Auranhelmi, Henrikki and Iltakajo) have chargeable car heating posts that have to be booked separately, as well as parking spots without posts that are free to use. Only those who have rented a heating post spot can park there.
The tenants living in Ikituuri, Nummenranta, Student Village West and Student Houses need to apply for a parking license on the eParking-system. A valid parking license is needed also on the places which the tenants can use without an extra cost. In the previous named housing areas also the parking place reservations and the charges of the parking places with heating posts are managed on the eParking-system. Check the instructions on how to get the parking license here. In other housing locations the parking place reservations are done on the TYS Booking or with the TYS mobile app. You can access the TYS Booking via your Tenant Pages.
Nearly all our locations have apartment-specific storage lockers, excluding the Student Village and Student Houses, which primarily have no apartment-specific storage lockers. Storage lockers in the western and eastern sides of the Student Village as well as the Student Houses are booked on the TYS Booking or with the TYS mobile app.
Read more of the parking places and storages here.
Saunas and laundry rooms
One or more joint saunas are available to the tenants in all housing locations. You can go to the sauna during a shared turn. In addition, you can book your own sauna turn.
Nearly all housing locations have their own laundry and drying rooms. Access to neighbouring locations’ laundry rooms has been arranged for those without their own laundry room.
You can see the available saunas and laundry rooms in TYS Booking, which you can access via your tenant page, or with the TYS mobile app.
Read more of the saunas and laundry rooms here.
Waste management, cleaning, and property condition
You can find a map of your own location’s surrounding area on the tenant pages, and this map tells you where to find things such as recycling points. For more on recycling, see here.
Tenants are responsible for the cleaning of their own apartments. For more information about property conditions and apartment maintenance, see here.
General rules and tenant activities
All TYS tenants are committed to following the general rules and regulations. You can find these here.
TYS supports tenant activities, so please find out about these for your location and learn about events organised by the tenant committees. For more, see here.
You can also follow TYS’s current issues in social media, with @tysturku at these, among others: tenant blogs, on Facebook and on Instagram: #tysturku. About once per month, TYS send their tenants a newsletter with important and topical notices and other info.
