The construction of Aitiopaikka is progressing, and the time of the housing location completion has been fixed. The apartments, shared spaces, and yard areas will be ready for occupation at the end of the year. The first inhabitants can move into the apartments right from the beginning of January 2019. Applications for an apartment can be submitted 3 months prior, so the application period for Aitiopaikka starts at the beginning of October 2018. We will give a further information about the housing location and the apartments closer to the beginning of the application period.
At the moment, fixtures are already being installed in the first apartments. The final surface materials are slowly taking shape in these apartments, for instance a light grey effect wall, light vinyl floor, as well as kitchen materials and fixed closets. The apartments will also have large balconies circling the exterior of the building.
We wish to kindly remind those walking nearby that entering the construction site is strictly prohibited. We also advise caution of possible construction site traffic. The contractor, YIT Rakennus Oy, will inform the residents of the area as the construction progresses. TYS communication will also follow the progress of the project.

The parking place reservation system in the Student Houses, Student Village West, Nummenranta and Ikituuri will change in January-February. The aim of the new parking rights system and parking control is to ensure the availability of parking places to residents in the area as well as possible. More active parking control will also be carried out in the area. Parking control will be carried out as verifications of parking rights. Residents living in the mentioned housing areas will receive a separate notification of this.
Customer parking using a parking disc is allowed for customers visiting the Housing Office or the Kylänvalinta-shop. Only residents living in the area may park elsewhere besides the marked customer parking places. The parking rights in the area will be managed in the eParking system, and parking place reservations will be removed from TYS Booking. The parking place reservation fees of Nummenranta and Student Village West will be paid through the eParking system.
Cars without a parking right and/or that have been parked incorrectly will be fined. Parking control is provided by ParkkiPate Oy. Any complaints concerning parking tickets etc. issued by ParkkiPate should be sent directly to ParkkiPate Oy according to the instructions on the parking ticket.
Please note that parking in the yard areas and emergency access roads is prohibited – a car may be temporarily driven into the yard for a move or other short-term carrying of items. Please also note that your parking right will expire when your lease in the area is terminated. The parking control service may also be asked to fine a car that has been parked in a reserved parking place.

The Student Village Foundation of Turku (TYS) publishes its own service promises as the first student housing community in Finland. We promise our customers even better service than before and to be there for them during different stages of housing. We wanted to make concrete service promises that can be easily evaluated and measured.
Our customer satisfaction results have been good or excellent thus far, but there is always room for improvement. We have heard about e.g. sent messages not being answered fast enough. As such, we promise all our customers to answer their contacts at the latest during the following day. If there are delays in communication during rush times, we will inform about the matter on our website. TYS also provides comprehensive online services.
To apartment-seekers, we promise to help find a suitable housing option. As for new students starting in autumn, we promise to offer an apartment at the latest within three months, as long as the applicant has not provided any special requirements.
To our customers, we promise rent prices that are 15–20% more affordable than on the private sector (equivalent apartments in the area with the same terms). We also guarantee an apartment option for the entire duration of your studies and a possibility to continue living in your apartment for up to a year after graduating. To tenants moving out, we promise to refund their security deposit within a month from terminating the agreement, as long as all matters are cleared.

The site of TYS’s latest construction project, Aitiopaikka, is proceeding as planned. While the site is coming along, the building’s actual size and location on the premise are also beginning to take shape. Overall, the building will feature 255 student apartments. The first portion is set to be finished by autumn 2018, and the entire building should be finished by the end of the year.
The average apartment will be an approx. 30 m2 single-room apartment with a balcony, with some larger two-bedroom apartments. At the moment, the interiors of the first apartments are beginning to take shape. As the picture below shows, the apartments will feature e.g. light grey accent walls. The apartments will also have large windows and glass balcony doors, giving the small apartments more light.
There is some construction-related traffic around the site, so stay alert while moving about nearby. Trespassing on the work site is strictly prohibited. The contractor, YIT Rakennus Oy, will inform residents in the area on its own part. Additionally, TYS’ communication will monitor the project’s completion.

The construction of the Aitiopaikka housing location is well underway. The windows and doors of the first section are already in place and visible from the outside. The indoor work has already begun in the first section: for example, the inner walls of the apartments are being smoothed, painted, and tiled.
The buildings in the housing locations form a four-pointed entity. The Aitiopaikka location is being built phase-by-phase, which makes working on the indoor parts of the first section possible even though the groundwork for the latter sections is still being laid. There are approximately 50 workers working at the site.
The Aitiopaikka location will have 255 apartments in total, some 100 of which will be finished by fall 2018. These apartments will be approximately 30 square meters in size. Students can start applying for the apartments three months before the construction is finished. TYS will send further information about the application process before the process begins.
There is still some traffic around the construction site: please be cautious when moving about the area. Entering the construction site is strictly forbidden. The contractor, YIT Rakennus Oy, will inform the residents of the area as the construction progresses. The TYS communication will also follow the project’s progress.

The Student Village Foundation of Turku will not raise the rent for its apartments on January 1, 2018. Rents for certain housing types will even be corrected so that they are slightly lower and more competitive. The tenants of these apartments will be informed separately.
Due to the very low interest rate levels, significant savings are estimated to be achieved in the Foundation’s interest expenses. This will allow for abandonment of rent increases and also an additional loan repayment of approximately one million euros in accordance with the strategy.
The Foundation’s economy is directly dependent on the occupancy rate of rental housing. The target is set at a 97% economic rate, which is about two percent higher than a few years ago. This also affects the need for a revision of rents.
The total income budget for the Foundation in 2018 is € 26.6 million. Housing prices account for 97% of income. The remainder includes other rental income (eg parking space and commercial space), usage fees (eg furniture and laundry fees) and other income (eg office fees).
The largest single item of maintenance expenditures (€ 18.1 million) are repairs (€ 5.4 million). Less than half of the total budget is used for apartment repairs.
Housing rents in TYS are 15-20% cheaper than similar residential properties with the same terms on the private market. The Foundation’s rental now includes electricity, water and internet access.
Over the past few years, the Student Village Foundation of Turku has been investigating a possible transition to consumer-based electricity and water billing. A questionnaire on tenant satisfaction is sent out each spring, this year we also asked our residents opinion on consumer-based billing. 78% of respondents would like electricity and water to be included in the rent also in the future. The Foundation’s Board of Directors has ruled that a transition to consumer-based electricity and water billing will be addressed again in connection with the preparation of the 2019 budget.
There are a total of € 7 million of loan repayments and € 1.2 million of interest expenses are budgeted.
In addition to financing and good expenditure on property management, rents can be used to raise funds for upgrading, maintenance and care fees for the future. Preparing for these expenditures can affect the steady development of rents. In 2018, the amount of the provision will be 0.7 M €.
Housing rents are determined on a per-cost basis in accordance with ARA guidelines and regulations. In accordance with the act on joint management in rented housing, also the resident commissions have had the opportunity to issue an opinion on the budget.
