The construction of Aitiopaikka is progressing at good speed and the final, flower like shape of the building is now clearly visible. The size of the building is now more apparent, as the building is close to reaching its final height. Due to the form of the building, the apartments are situatedin very different directions, and the balconies on the outer circle have very varied views.
The middle of the building will have a big courtyard, which is designed to include sitting and barbeque areas, outdoor exercise areas, playing fields and other functionalities for the use of residents. The courtyard will also be home to e.g. plentiful of fruit trees, and the overall look of the courtyard will be lush and green.
The first 200 apartments will be completed by the end of 2018, and the interior work for the first parts of the building are well underway. Bathrooms are completed in many of the apartments, and the flooring is installed. The surface materials of the apartments are taking shape in a completely different way than previously. The exterior has also undergone noticeable change, as the balcony glazing is in place in several sections.
The building will also take advantage of energy efficient solutions, in particular solar energy, which will be collected by 468 solar panels to be installed on the roof (320W per panel). Around half of these are now installed, and the rest will be installed during the summer. The amount of energy that the solar panels produce will be significant, and will exceed the building’s own needs. The surplus will be fed through a transformer for the use of also Student Village buildings. Next to Aitiopaikka an information board will be placed, where all passers by can monitor the solar panel activities.
Housing applications for the first apartments will begin in October 2018 (for contracts starting 1.1.2019). TYS will give more detailed information about the application process and rents at a later point. Overall, the building is estimated to be ready in the summer of 2019.
We kindly remind persons moving around the areas surrounding the construction site to be cautious, as there is traffic to and from the building on the nearby streets, and currently also other street work taking place. Construction site passage is strictly prohibited. The contractor, YIT Rakennus Oy, will inform the residents in the area about these matters. TYS follows up the progress of the project in their communication.

The main objective of the Student Village Foundation of Turku (TYS) is, in accordance with its rules, to manage the distribution of rental apartments to students who have completed their basic education and are currently studying in secondary or higher educational institutes in the Turku region. In addition to this and in order to achieve its purpose, the foundation can manage the rental apartment and right-of-occupancy apartment allocation of graduated ex-students and other young people as well as foreign students and researchers. In order to achieve its objective, the foundation will acquire and construct, in accordance with its resources, properties and apartments with all the necessary additional spaces, in suitable locations and with affordable prices.
In autumn 2016, the foundation approved a new strategy for 2017–2022. In line with the focal points of this strategy, the construction of a new student housing location, Aitiopaikka, was started in the summer. During the strategy period, the objective is to launch the construction of a new location every year, so that the goal of building 1,000 new student apartments set in the strategy could be achieved during this planning period. In line with the strategy objectives, the location will also utilise renewable forms of energy as over 500 solar panels will be installed on the roof of the building.
TYS has utilised the low interest rate and was able to make an additional loan instalment, which was one of the goals of 2017. This means that the foundation may balance the frontloaded capital expenditure while maintaining good liquidity.
The number of digital services intended for the tenants has increased. The new communication method introduced in late 2016, the chat service, has decreased the number of phone calls, e-mails and text messages, as the customer’s question will be answered immediately. In addition to this, a Shopping Cart service was added to the website, making the job of searching for an apartment a great deal easier.
The Board of the Student Village Foundation of Turku approved the foundation’s service promises as a part of the new strategy. They were published in early 2018. The foundation is the first student housing community that has made its service promises public. This way, TYS tells its tenants, customers and stakeholders what kind of service they can expect from the foundation. These promises are also a message to our staff about our commitments. Furthermore, the service promises were made concrete so that it is easy to evaluate and measure their success.
The foundation has taken initiative in order to develop safe and functional pedestrian and cyclist traffic connections in the Student Village and between the Student Village and the city. The foundation has filed an initiative about making Inspehtorinkatu a living street. Additionally, the foundation has negotiated with the city about situating two city bike stations in the Student Village in summer 2018.
In late autumn, the board launched the procedure for finding a new Managing Director as the current Managing Director will retire in the first half of 2018.
The operational and financial results of the Student Village Foundation’s 51st operational year were good. The total revenue of the foundation was MEUR 26.5 during the fiscal year. The balance sheet total was MEUR 148, and the amount of long-term loan was MEUR 110.2 in total. During the board meeting on 27 February 2018, it was decided that the surplus from 2017 (€2,019,972.20) would be transferred to the surplus/deficit account of the balance. The foundation’s financial view for 2018 was stable and the rents did not need to be raised at the turn of the year. Operationally, the foundation will continue its actions as guided by its strategy.

The construction work on the Aitiopaikka housing location is progressing, and the work on the first floor of the last sector is well underway. The actual size of the housing location is becoming more apparent, and the flower-like shape of the buildings is easier to see.
The balcony railings and glazings of the balconies are already being installed on the first sector of the housing location. Then indoor work on this sector has also progressed as walls are being painted and floors installed. The bathroom furnishings are also being finished, and the kitchen cupboards are already in place.
In the sector on the Helsingintie side, the elements of the top floor and the roof are being installed. The stages of this sector are rapidly following the progress on the first sector. The final height of the housing location is starting to show and the buildings are blending into the landscape.
The first tenant will move into Aitiopaikka at the turn of the year, and the tenants can start applying for this location in October 2018. TYS will be sending out notifications about the housing applications, rents and other matters towards the end of the year. The location will be fully finished in early spring of 2019.
We would like to remind everyone moving about the area to be cautious, as there is some traffic to and from the construction site on the nearby streets. Entering the construction site is strictly forbidden. The contractor, YIT Rakennus Oy, will inform the residents of the area as the construction progresses. If you live in a shared apartment and you know that a room will become free in your apartment during spring 2018 (by 31 May 2018), you can find yourself a new flatmate, for example among your student friends (please take into account the requirements for tenant selection, see the link). TYS will award you with a food voucher for €100 after your new flatmate has signed the rental agreement. The gift voucher will be delivered to you both. It can be used in the Foodie webstore which offers an extensive selection of different food products (please note that this voucher cannot be used to pay for alcohol or cigarette products). You can find out more about receiving the voucher from the Rental Services, when your new flatmate signs the contract (please note that this must be about the apartment where you are already living in, not about changing a shared apartment to a new apartment).

The construction of Aitiopaikka is progressing, and the time of the housing location completion has been fixed. The apartments, shared spaces, and yard areas will be ready for occupation at the end of the year. The first inhabitants can move into the apartments right from the beginning of January 2019. Applications for an apartment can be submitted 3 months prior, so the application period for Aitiopaikka starts at the beginning of October 2018. We will give a further information about the housing location and the apartments closer to the beginning of the application period.
At the moment, fixtures are already being installed in the first apartments. The final surface materials are slowly taking shape in these apartments, for instance a light grey effect wall, light vinyl floor, as well as kitchen materials and fixed closets. The apartments will also have large balconies circling the exterior of the building.
We wish to kindly remind those walking nearby that entering the construction site is strictly prohibited. We also advise caution of possible construction site traffic. The contractor, YIT Rakennus Oy, will inform the residents of the area as the construction progresses. TYS communication will also follow the progress of the project.
