The deposit is a guarantee that the tenant fulfils their obligations and takes good care of their apartment. Once the lease has ended, TYS can use the deposit to compensate for any damages caused by the tenant or extra costs arising, for example, from cleaning up after the tenant, without discussing the matter separately with the tenant.
When moving in
The deposit is €300/€450 (depending on the type of apartment) The payment information for the deposit will be attached to the housing offer. The deposit must be paid before signing the lease.
If you apply for a Kela payment guarantee to pay the deposit, ask Kela to deliver the payment guarantee directly to TYS in a protected e-mail to the address email@example.com, or deliver the document (the separate document for the payment guarantee) personally to the Housing Office.
If you already live in a TYS apartment, and you are moving into another apartment, meaning an internal transfer, the deposit can be transferred to your new lease (if the new apartment requires a greater deposit, you will be requested to pay the additional deposit with the housing offer).
When moving out
The deposit will be returned to the tenant approximately 4 weeks after the lease has ended, unless there are issues to be clarified. Further information: entering account information on the tenant pages. Please note that foreign banks may charge additional fees for returning the deposit.

The aparment’s rent depends on its location, age, size and equipment level. The rent includes electricity, water, heating, Internet (Student Village network), as well as sauna (4 sessions per lease per month). Rents can be found underneath the apartment descriptions.
