The deposit is 300 € / 450 € and it is to be paid before signing the lease. It is a guarantee that a tenant take care of his/hers obligations, and take good care of the residence. Once the lease has ended, TYS can use the deposit to compensate any damages caused by the tenant or extra costs arising, for example, from cleaning up after the tenant.
If you get a payment guarantee from Kela, please ask them to send it to TYS via email firstname.lastname@example.org.
The security deposit is returned to the tenant around 4 to 6 weeks (up to 6 weeks for foreign accounts) after the rental term has ended, if the tenant has taken care of all their obligations as expected. Read here how to inform your account number. Please note that foreign banks may charge for making international money transfers.
For getting back your deposit money your account information needs to be correctly informed in the tenant pages. Your bank account information needs to be in an IBAN format and we need the BIC code also (usually all European accounts have these). If you don’t have an account with IBAN information (usually concerning non-European bank accounts), then you need to inform the bank account number and the name of the account owner and the home address of this person, and also the name of the bank and the address of the bank and SWIFT code. If you have questions related to your account’s information, please contact your bank for getting the right information. This information has to provided by the tenant to TYS.
There will be an admission fee of 60 € for all fixed-term leases that are made under 12 months in advance.
In internal apartment changes there will be a transfer fee of 34 €.
These fees will be charged usually before the contract starts with a separate invoice.
The apartment’s rent depends on its location, age, size and equipment level. The rent includes electricity, water, heating, Internet (village network), as well as sauna (4 sessions per month). Rents can be found underneath the apartment descriptions. Read more about payments here.
