Make a notice of defects at Tenant Pages if you notice defects in your apartment, in the common areas or in the yard. However remember to check from the table below, is the tenant himself/herself or the landlord responsible for the repair. In addition the tenant is always responsible for his/her own appliances and equipment.
In almost every housing location takes ISS Facility Services care of the maintenance of the property and the outdoor area. VL-Yhtymä Oy takes care of the park areas. In Varissuo in Aamurusko and Iltakajo takes Akseli Kiinteistöpalvelut care of the maintenance of the property and the outdoor area. In Auringonnousu, Ironside and Päivänpaiste takes Haritun Huolto Oy care of the outdoor areas. The maintenance takes care of the regular repair work, and TYS also uses other firms when needed. Urgent maintenance work and chargeable door openings outside the office hours are taken care of ISS service duty (tel. +358 20 515 9268). Contact only in emergencies regarding the maintenance. Don’t call the service duty if the matter can be fixed on next weekday.
The tenant shall notify TYS without delay of any damage to or deficiency in the apartment which is TYS’s responsibility to correct. A tenant who fails to make the required notification shall be liable for any damage caused by such failure. (Act on residential leases 24 §)
Repair work in apartment
When a tenant fills out a notice of defects form, the tenant also agrees to that some sort of repair work needs to be done. Repair works are done on weekdays 8-16 o’clock. First the janitor rings the doorbell but if nobody is home, janitor uses the master key. If the use of a master key doesn’t reasonably suit for you, for example if you have pets, please inform us when filling in the notice of defects. A note will be left to the apartment about visiting there.
Tenants are informed about repair works in their apartment at least two weeks in advance and larger repair works should be informed about at least 6 months in advance (for example larger restoration works). If the situation demands immediate actions (emergency repairs) the repair work will starts immediately even though there has not been time to inform the tenants. The landlord also has the right to enter a tenant’s apartment, at a pre-agreed time, to do an apartment inspection. It is important that a tenant without delay informs the landlord about a suitable time for the apartment inspection.
Tenant is not responsible for the normal wear and tear of the apartment. If the damage can’t be held as a normal wear and tear of the apartment, TYS charges the costs from tenant according to the charge sheet (below):
Pests and rodents
A tenant should immediately contact its landlord if he/she spots pests/rodents in apartment. It is always good to inform your landlord that you suspect that there are rodents/pests in your home, even thought it could be a false alarm. There are many types of pests/rodents and not all need the pest control to vanish. For example clothe moths – they are on tenant’s own responsibility to get rid of. If you are unsure what type of pest you have, fill out a notice of defect form and try to describe the pest as detailed as you can (for example on what time of day it can be spotted). If possible, attach a picture of it to your notice of defects or take the pest for example in to a closed bottle. TYS uses professionals to control pests/rodents and takes all suspects seriously.
Notice, that possible damages to tenant’s movables are not on responsibility of the landlord. Instead the pest control is charge-free to tenants if the apartment has been kept tidy and a tenant follows the instructions that TYS and the pest control company give.
