The moving day is the first working day of the month, not during weekends or public holidays. A new tenant can get the keys from the Housing Office after 12 o’clock on the moving day.The law requires the previous tenant to hand over at least half of the apartment to the new tenant at that time. The previous tenant has to return the key latest on the day following the expiration of the lease. The common practice is to move out on the day the lease ends, which is usually the last day of the month.
Notice of Removal
Remember to make a notice of removal to all official authorities! The notification can be done via www.posti.fi or www.vaestorekisterikeskus.fi. A recommendation is to make this notice one week before moving.Remember to notify your friends, family and other authorities of your new address, and make sure that your name is visible on your front door. You’ll get a name tag from the Housing Office when you come to sign the lease.
The new tenant gets a key from the Housing Office starting on the first working day of the month after mid day. Take an ID card with you and please make sure that the deposit payment is paid. The apartments are inspected by TYS when the tenant’s contract is close to expiring. During the inspection the apartment is still practically always inhabited and deficiencies and defects may pass unnoticed. For this reason the resident who will be moving in also has the responsibility to examine and document any viable faults and imperfections. This checklist is to be made for the resident’s legal protection to ensure the tenant will not be liable to compensate for any possible fault or deficiency that was present at the time of moving in, along with the inspection made by TYS. One must use the apartment form available on Tenant Pages as the checklist. The tenant can also print the form.
If the apartment is unfurnished, there shouldn’t be any furniture except wardrobe and other fixtures provided by TYS (excl. the common areas of the shared apartments, where should be a dining table and chairs provided by TYS). In most of our apartments there are no ceiling lights in the rooms provided by TYS. The ceiling lights provided by TYS are most commonly located in the hall, walk-in closet and the bathroom. If there are extra furniture or ceiling lights in the apartment when you move in, contact TYS and mention the things on your apartment form. Contact TYS as well if you’re not sure whether the things are provided by TYS or if they were left behind by the previous tenant. The apartment form does not replace a notice of defect, so such a notice is to be filed of any matter that needs fixing. In case the apartment has defects with the previous tenant’s move out clean-up, TYS is to be immediately notified by phone. Please note that TYS will not compensate for cleaning carried out by you. As such, please do notify the landlord of the lack of cleaning in order for the landlord to be able to commission the necessary cleaning procedures as soon as possible.
If you move in during the weekend and there are defects with the previous tenant’s movie out clean-up, you can inform the ISS service: 020 515 9268. If the apartment is in such condition that you can’t move in, the ISS service may order cleaning to the apartment already during the weekend. The ISS service will evaluate whether the cleaning will be ordered during the weekend. If the ISS service decides that the cleaning won’t be ordered, please clean just the essential part and inform TYS about the defects the next working day.
TYS recommends all tenants to have a home insurance, and that it covers also water damages. Tenant is resposible to compensate damages that is caused by, for example, carelessness or home appliances. Especially water damages can cost several thousands or tens of thousands euros. Besides this, TYS can’t insure tenant’s personal property, so this is also why a personal insurance is very important.
