Security Deposit
You must pay a deposit for the apartment before you get the keys to your accommodation. Please note that the deposit is not rent. The deposit is 250 € for a room in the Student Hostel or in a shared apartment and 400 € for family apartments. The deposit will be refunded when moving out if everything goes well during your accommodation and all payments are done.
You will get a deposit payment invoice via email few days after you have accepted the accommodation via TYSKampus. The invoice contains all the necessary payment details for making an international money transfer. This money can't be taken out of your account, so you need to arrange the payment with your bank.
After the payment is done please send us a scanned copy of the payment receipt. You can send it to info@tys.fi or fax it (+358 2 237 6932). The receipt will show us that you have paid the deposit because international bank transfer takes several days. The payment will show also in TYSKampus under Payments with several days delay, as it takes time to transfer and update to the system.
Your deposit will be returned to you via bank transfer after your lease agreement has officially ended, usually around 4-6 weeks after your lease has ended. In order for TYS to return your deposit we need your international bank account information. We strongly advise you to get this information from your bank before you come to Finland.
For
getting back the full deposit you have to leave your apartment in a good
condition. Deductions will be made from the deposit for any breakages, missing
items or the cost of any necessary cleaning.
Your deposit cannot be used to pay your last month's rent.

Admission fee
There will be an admission fee of 60 € for all fixed-term leases. It is a one time payment and it will be added to the first rent payment.
Rent
The rent invoices are sent once a month to your email. The due date for paying the rent is always on the 6th day of each month. If you wish to pay more than one rent at a time, please contact TYS's rent secretary (vuokrat@tys.fi). The monthly rent includes an internet access, electricity, water and heating. Furniture fee
All exchange student apartment are furnished and for this reason your rent invoice will show the monthly furniture fee of 15 € per person. The rents informed in the broschure and in this website include this furniture fee. In every rent invoice you will see the actual rent + furniture fee of 15 € in the total amount.
Rental agreement
All leases are made for full calendar months, regardless of when you move in or out. This means that the lease can only start on the first day of the month and end on the last day of the month.
The tenancy agreement is always made for the whole term when the lease starts in August, September or January:
You are liable for paying rent for the whole duration of your lease, even if you move out earlier. The lease is a fixed-term contract.
Keys
Usually student tutors will help exchange student with the arrival and sometimes tutors can pick up the key in advance if the key is available and the payments are done. The official time to get the key is always on the first working day of the month after mid-day. The key is available only during office hours.
After arrival
After arriving in Turku you should visit the Housing Office to sign your lease. Bring a ID-card (for example a passport), a certificate of your studies and a receipt of the deposit payment with you.
Internal change of an apartment
Exchange students can apply for an internal change to another apartment only if studying in Turku more than one semester. The change is usually done for the second semester. The application for internal change is done via TYSKampus and can be submitted after already living in Turku. There will be a transfer fee of 34 €, and also it's good to know that the deposit will be paid again, as it's per lease.
